The above property was probably one of the most attractive to us. Located in Agia Pelagia and magic south of Corfu, looks authentic, with great view, easy road access, in calm and not very touristic area. That one was not listed in agencies and we are pretty sure we cannot afford it.
Understanding humidity
However, our research has shown that it is not a good idea to own a property by the sea, unless you want to own a hotel. Why is that? Because of the humidity. Corfu, being the greenest island in Greece, despite typical Mediterranean temperatures, means there’s a lot of water in the air, especially during the winter months. While observing charts do not directly compare levels with those in England or France, just because the same % of humidity means different water content at different temperatures. At 15℃, the same level of humidity in % means almost twice the amount of water in the air at a temperature of 5℃!
Most common winter problem
Humidity, along with torrential rains, is the most frequently raised issue by people who live here all year round. Even new builds need to address this issue, but it can still be very unpleasant in colder weather. Many flats for rent by the sea have a musty smell that is difficult to remove and exterior walls need repainting every two or three years.
Of course, the problem can be solved, only that the cost can be enormous, the investment requires interference with the building structure – and the result may not be at all satisfactory.
