4 steps
Step A – Learn, think, decide
Give yourself a time, like one or two years to gather the knowledge, understand your reasoning, accept limits, find allies, rethink pros and cons, discuss, check, deliberate. Understand, what Corfu is, what could you expect. Also in January.
There are so many unfinished projects in Greece…just think, that once upon a time these were vivid dreams and promising investments and now are nothing but garbage concrete ruins with no hope.
Step B – Find and acquire the place
Plan your trip to the island. Read the Internet, where you can easily find advice of people who are living there, like FB Corfu Forum. The island is very diverse both when considering world directions and year’s seasons: air and water temperatures, beaches, number o tourists, views, roads, flood and fire risks, public transport accessibility, open tavernas and shops, authenticity, traffic, noise. Also your personal feeling about particular place may vary a lot.
Once you decided on the area, start collecting ads from webpages. Take into consideration buildable area, media access, view from the plot or windows, slopiness, road access but also proximity to airplane approach path, main roads, big hotels, city, supermarkets.
Step C – Design and get building permit
Whether you decide to build or renovate a ruin, you must take into account the fact that legal procedures in Greece are complicated. From our observations, it is unlikely to be worth doing it yourself, but rather to find an engineer to get your property to the point where construction or renovation can begin.
Most important decisions to take are those related to your project. Only experienced construction engineer might do that both acceptable by authorities and affordable for you.
Step D – Build (under construction…)
Here we do not too much to tell, since we are only started this stage. Anyway we learned some knowledge about local construction services market, limited supply of material, dozens of untrustworthy contractors. So we decided to pass the construction management to our local engineer.

Purchasing the plot is not a piece of cake. It is far more demanding, once you consider to do that in the other country. And in Greece in particular.
